How the snagging process works

Book before your handover date

Ideally 3–5 days before you are due to sign. Tell us the date and we work back from it.

We snag the flat

A certified civil engineer works the full 200+ checkpoint list on site. 3 hours for a 2BHK, 4–5 for a 3BHK or villa.

Report within 24 hours

Every defect photographed, severity-rated, and written up — plus a builder rectification letter citing RERA Section 14(3).

Submit, then re-inspect

You hand the snag list to the builder. When they report it fixed, we return and verify. The re-inspection is included.

Why the snag list matters legally

Under Section 14(3) of the RERA Act, the builder is liable for structural defects and workmanship failures for five years from possession, and must rectify anything you report in writing within 30 days at no cost to you.

The right exists whether or not you inspect. What an independent, dated, photographed snag list changes is your ability to use it — it removes the builder's most effective defence, that the defect arose after you moved in.

What is snagging in an apartment handover?

Snagging is the process of systematically identifying defects in a newly built flat before you accept possession. The resulting "snag list" is the document you give the builder to rectify. In India it is the last point at which you hold real leverage, because once you sign the possession letter you are generally treated as having accepted the unit in its current condition.

When should the handover inspection happen — before or after I sign?

Before, without exception. Inspect 3–5 days ahead of your scheduled possession date. Defects found before signing are a condition of handover and the builder has every incentive to fix them quickly. Defects found afterwards become an argument you have to win.

Can I refuse possession if the snag list is long?

Yes. You can decline to sign until agreed defects are rectified, and for significant issues that is both reasonable and common. The usual mechanism is a written snag list with photographs and an agreed rectification timeline. Most Bangalore builders will engage with a professionally prepared one.

What is de-snagging, and do you do it?

De-snagging is the builder's rectification work against your snag list. We do not carry out repairs — doing both would compromise our independence. What we do is verify the work: once the builder reports the defects fixed, we re-inspect and issue an updated report with before-and-after photographs, at no extra charge.

How much does an apartment handover inspection cost in Bangalore?
