Home Inspection in Anekal, Bengaluru
The Anekal taluk belt — Attibele, Chandapura, Jigani, Bommasandra — is where Bengaluru's industrial estates meet affordable plotted development. Much of what is sold here is bought unseen as investment, and the gap between what was promised and what exists on the ground is often substantial.
What our engineers look for in Anekal
Plotted developments, affordable apartment projects and independent houses, with heavy industrial land use interspersed throughout.
Promised infrastructure that does not exist
Layouts sold with roads, drainage, water and power that were never commissioned. We document what is physically present against what the brochure claimed.
Industrial proximity and groundwater
Effluent from surrounding industrial estates affects borewell water in parts of the belt. Water quality is a genuine health and appliance issue here, not a footnote.
Approval and revenue-land status
A significant share of plots are on converted revenue land with incomplete approvals. This is the single most expensive thing to discover after purchase.
Long-vacant construction deterioration
Investor-held units sit empty for years. Seized valves, dry traps, rodent damage, mould and non-functional electrics are standard first-occupation findings.

Home inspection in Anekal — FAQs
How much does a home inspection cost in Bangalore?
HomeGyan inspections start at ₹5,999 for new handover and resale properties, and ₹2,999 for an annual maintenance check. Most Bangalore inspection firms charge ₹8,000–₹20,000 for comparable scope. Thermal imaging and the RERA rectification letter are included at no extra cost, not billed as add-ons.
How long does the inspection take and when do I get the report?
A 2BHK apartment takes about 3 hours, a 3BHK or villa 4–5 hours. Your detailed PDF report — photographs, severity ratings and an AI-generated plain-English summary — is delivered within 24 hours of the site visit.
What does the inspection actually cover?
Over 200 checkpoints across structure, walls and ceilings, flooring, doors and windows, electrical systems, plumbing and drainage, waterproofing, kitchen and bathroom fit-out, balconies, and external areas. We use thermal imaging cameras and moisture meters to find defects that are not visible to the eye.
Can I use the report to make the builder fix the defects?
Yes — that is the point. Every report includes a builder rectification letter drafted to reference RERA Section 14(3), which makes the builder liable for structural and workmanship defects for five years from handover. Inspect before you sign the possession letter and your position is considerably stronger.
Do you re-inspect after the builder completes repairs?
Yes, and it is included. Once the builder reports the defects fixed, we return to verify each one and issue an updated report with before-and-after photographs. There is no additional charge for the re-inspection.
Can you inspect for me if I am an NRI or living in another city?
Yes. We run a live video walkthrough so you can see the property in real time and direct the inspector as they go. We coordinate access with the builder or seller directly, and the full report reaches you within 24 hours. You do not need to be in India at any point.
