Home Inspection in HSR Layout, Bengaluru
HSR Layout is a planned BDA layout, so plot geometry and road width are consistent — but the buildings on those plots vary enormously. Many sites have been redeveloped two or three times, and our inspections focus on what was done during those conversions.
What our engineers look for in HSR Layout
Independent houses and builder floors on BDA sites, plus boutique apartment blocks. Heavy demand from buyers upgrading within south Bangalore.
Redevelopment shortcuts
Sites rebuilt as multi-unit builder floors often reuse the original foundation and compound. We look for evidence of added load on structure that was never designed for it.
Rainwater harvesting non-compliance
BBMP mandates rainwater harvesting on these plot sizes, but many installations are decorative. A non-functional system is both a compliance and a water-security issue.
Terrace and parapet junction leaks
The parapet-to-slab junction is the leak point on almost every independent house we inspect in the layout.
Stilt parking headroom and column damage
Stilt columns take repeated vehicle impact. We check for exposed reinforcement and spalling at the base.

Home inspection in HSR Layout — FAQs
How much does a home inspection cost in Bangalore?
HomeGyan inspections start at ₹5,999 for new handover and resale properties, and ₹2,999 for an annual maintenance check. Most Bangalore inspection firms charge ₹8,000–₹20,000 for comparable scope. Thermal imaging and the RERA rectification letter are included at no extra cost, not billed as add-ons.
How long does the inspection take and when do I get the report?
A 2BHK apartment takes about 3 hours, a 3BHK or villa 4–5 hours. Your detailed PDF report — photographs, severity ratings and an AI-generated plain-English summary — is delivered within 24 hours of the site visit.
What does the inspection actually cover?
Over 200 checkpoints across structure, walls and ceilings, flooring, doors and windows, electrical systems, plumbing and drainage, waterproofing, kitchen and bathroom fit-out, balconies, and external areas. We use thermal imaging cameras and moisture meters to find defects that are not visible to the eye.
Can I use the report to make the builder fix the defects?
Yes — that is the point. Every report includes a builder rectification letter drafted to reference RERA Section 14(3), which makes the builder liable for structural and workmanship defects for five years from handover. Inspect before you sign the possession letter and your position is considerably stronger.
Do you re-inspect after the builder completes repairs?
Yes, and it is included. Once the builder reports the defects fixed, we return to verify each one and issue an updated report with before-and-after photographs. There is no additional charge for the re-inspection.
Can you inspect for me if I am an NRI or living in another city?
Yes. We run a live video walkthrough so you can see the property in real time and direct the inspector as they go. We coordinate access with the builder or seller directly, and the full report reaches you within 24 hours. You do not need to be in India at any point.
