Real inspection reports, anonymised

These are not mock-ups. Each one is a report we delivered to a customer after an actual handover inspection in Bangalore — every defect, photograph, measurement and severity rating exactly as it was recorded on site.

The homeowner's name, unit number, project name, builder and street address have been replaced. Nothing else has been touched.

What's in every report

Defect summary first

Majors, recommended fixes and observations counted up front, so you know where you stand before reading a single finding.

Every checkpoint, room by room

Over 200 assessed across structure, dampness, electrical, plumbing, doors and windows, flooring, kitchen and the common areas serving your unit.

Photographed where we found it

Each defect carries a photograph and the wall and quadrant it sits on, so there is no argument later about what was seen or where.

Written to be forwarded

Laid out for your builder to act on — and where the defects warrant it, a RERA Section 14(3) rectification notice addressed to them.

About these reports

What does a home inspection report actually contain?

A defect summary by severity, then every checkpoint we assessed, room by room. Each defect carries a photograph, the wall and quadrant it was found on, a plain description of the problem, and a severity rating: mandatory fix, recommended fix, or observation.

Are these real reports?

Yes. Each one was delivered to a paying customer after an actual handover inspection in Bangalore. The findings, photographs and measurements are exactly as recorded on site. Only the identifying details — owner name, unit number, project, builder and street address — have been replaced.

How many defects does a typical new Bangalore flat have?

More than most buyers expect. A new apartment at handover commonly carries dozens of findings, most of them minor finishing issues, with a handful serious enough that they should be fixed before you take possession. The samples here show the real distribution rather than a marketing average.

Can I show this report to my builder?

That is what it is written for. The report is laid out to be forwarded as-is, and where the defects warrant it we generate a RERA Section 14(3) rectification notice addressed to the builder, who remains liable for structural defects for five years from possession.

How long does the report take to arrive?

Within 24 hours of the inspection. It arrives with a plain-English summary of what the findings mean and a repair cost estimate for the defects listed.
