Home Inspection in JP Nagar, Bengaluru

What our engineers look for in JP Nagar
Independent houses and builder floors in the inner phases, newer apartment projects in the outer phases toward Kanakapura Road.
Sunken bathroom slab leaks in older homes
The traditional sunken-slab detail fails after two decades, leaking into the ceiling below. We moisture-map every wet area on resale inspections.
Overhead tank and pump condition
Older independent houses run tanks well past service life. Cracked or unlined tanks are both a leak and a water-quality problem.
Wood rot and termite activity
The mature tree cover here comes with termite pressure. We inspect door frames, skirting and any built-in joinery.
Shrinkage cracking in new outer-phase builds
Recent projects show block-work and plaster shrinkage cracks that should be rectified under the defect liability period.

Home inspection in JP Nagar — FAQs
How much does a home inspection cost in Bangalore?
HomeGyan inspections start at ₹5,999 for new handover and resale properties, and ₹2,999 for an annual maintenance check. Most Bangalore inspection firms charge ₹8,000–₹20,000 for comparable scope. Thermal imaging and the RERA rectification letter are included at no extra cost, not billed as add-ons.
How long does the inspection take and when do I get the report?
A 2BHK apartment takes about 3 hours, a 3BHK or villa 4–5 hours. Your detailed PDF report — photographs, severity ratings and an AI-generated plain-English summary — is delivered within 24 hours of the site visit.
What does the inspection actually cover?
Over 200 checkpoints across structure, walls and ceilings, flooring, doors and windows, electrical systems, plumbing and drainage, waterproofing, kitchen and bathroom fit-out, balconies, and external areas. We use thermal imaging cameras and moisture meters to find defects that are not visible to the eye.
Can I use the report to make the builder fix the defects?
Yes — that is the point. Every report includes a builder rectification letter drafted to reference RERA Section 14(3), which makes the builder liable for structural and workmanship defects for five years from handover. Inspect before you sign the possession letter and your position is considerably stronger.
Do you re-inspect after the builder completes repairs?
Yes, and it is included. Once the builder reports the defects fixed, we return to verify each one and issue an updated report with before-and-after photographs. There is no additional charge for the re-inspection.
Can you inspect for me if I am an NRI or living in another city?
Yes. We run a live video walkthrough so you can see the property in real time and direct the inspector as they go. We coordinate access with the builder or seller directly, and the full report reaches you within 24 hours. You do not need to be in India at any point.
