Home Inspection in Old Madras Road, Bengaluru
The Old Madras Road corridor is one of Bengaluru's newer growth axes, running out toward Budigere and Hoskote on the back of metro and highway improvements. Most stock here is recent, and much of it was sold on infrastructure that is still being delivered.
What our engineers look for in Old Madras Road
New apartment townships and plotted development along the highway, with older settlements at the village nodes between them.
Highway noise and dust exposure
Standard glazing does little against continuous highway traffic. We assess window specification and seal condition against the actual exposure of the unit.
Infrastructure sold ahead of delivery
Water, sewage and road connections frequently lag possession by years. We document what is commissioned and working versus what was promised.
Expansive soil on the eastern plateau
Soil conditions along the corridor drive foundation movement where it was not properly accounted for. Cracking patterns tell us which is which.
Township phase quality variance
Large phased projects vary in build quality between releases. The unit you are buying may not match the phase you were shown.

Home inspection in Old Madras Road — FAQs
How much does a home inspection cost in Bangalore?
HomeGyan inspections start at ₹5,999 for new handover and resale properties, and ₹2,999 for an annual maintenance check. Most Bangalore inspection firms charge ₹8,000–₹20,000 for comparable scope. Thermal imaging and the RERA rectification letter are included at no extra cost, not billed as add-ons.
How long does the inspection take and when do I get the report?
A 2BHK apartment takes about 3 hours, a 3BHK or villa 4–5 hours. Your detailed PDF report — photographs, severity ratings and an AI-generated plain-English summary — is delivered within 24 hours of the site visit.
What does the inspection actually cover?
Over 200 checkpoints across structure, walls and ceilings, flooring, doors and windows, electrical systems, plumbing and drainage, waterproofing, kitchen and bathroom fit-out, balconies, and external areas. We use thermal imaging cameras and moisture meters to find defects that are not visible to the eye.
Can I use the report to make the builder fix the defects?
Yes — that is the point. Every report includes a builder rectification letter drafted to reference RERA Section 14(3), which makes the builder liable for structural and workmanship defects for five years from handover. Inspect before you sign the possession letter and your position is considerably stronger.
Do you re-inspect after the builder completes repairs?
Yes, and it is included. Once the builder reports the defects fixed, we return to verify each one and issue an updated report with before-and-after photographs. There is no additional charge for the re-inspection.
Can you inspect for me if I am an NRI or living in another city?
Yes. We run a live video walkthrough so you can see the property in real time and direct the inspector as they go. We coordinate access with the builder or seller directly, and the full report reaches you within 24 hours. You do not need to be in India at any point.
