Home Inspection in Devanahalli, Bengaluru
Devanahalli is airport-corridor territory: villa plots, plotted developments and premium township projects, much of it bought as a long-hold investment. Because a lot of it is built to order or sold as plots, our work here often covers construction-stage checks rather than finished handovers.
What our engineers look for in Devanahalli
Plotted developments, custom-built villas and large township projects, with a high proportion of NRI and investor buyers.
Construction-stage deviation from drawings
On self-built villas, column positions, slab thickness and reinforcement frequently drift from the approved structural drawings. Stage inspections catch it while it is still fixable.
Concrete quality and curing
Sites far from ready-mix plants sometimes mix on site with inconsistent results. Inadequate curing in dry weather leaves permanently weakened slabs.
Water availability and infrastructure claims
Plotted developments often promise infrastructure not yet delivered. We document what actually exists on site against what was sold.
Long-vacant property deterioration
Investor-held villas sit empty for years. Dry traps, seized valves, rodent damage and mould are routine findings on first occupation.

Home inspection in Devanahalli — FAQs
Can you inspect a Devanahalli villa if I am an NRI and cannot attend?
Yes. This is one of our most common Devanahalli engagements. We run a live video walkthrough so you can direct the inspector in real time, and you receive the full photographic report within 24 hours. No local presence is required at any stage.
How much does a home inspection cost in Bangalore?
HomeGyan inspections start at ₹5,999 for new handover and resale properties, and ₹2,999 for an annual maintenance check. Most Bangalore inspection firms charge ₹8,000–₹20,000 for comparable scope. Thermal imaging and the RERA rectification letter are included at no extra cost, not billed as add-ons.
How long does the inspection take and when do I get the report?
A 2BHK apartment takes about 3 hours, a 3BHK or villa 4–5 hours. Your detailed PDF report — photographs, severity ratings and an AI-generated plain-English summary — is delivered within 24 hours of the site visit.
What does the inspection actually cover?
Over 200 checkpoints across structure, walls and ceilings, flooring, doors and windows, electrical systems, plumbing and drainage, waterproofing, kitchen and bathroom fit-out, balconies, and external areas. We use thermal imaging cameras and moisture meters to find defects that are not visible to the eye.
Can I use the report to make the builder fix the defects?
Yes — that is the point. Every report includes a builder rectification letter drafted to reference RERA Section 14(3), which makes the builder liable for structural and workmanship defects for five years from handover. Inspect before you sign the possession letter and your position is considerably stronger.
Do you re-inspect after the builder completes repairs?
Yes, and it is included. Once the builder reports the defects fixed, we return to verify each one and issue an updated report with before-and-after photographs. There is no additional charge for the re-inspection.
Can you inspect for me if I am an NRI or living in another city?
Yes. We run a live video walkthrough so you can see the property in real time and direct the inspector as they go. We coordinate access with the builder or seller directly, and the full report reaches you within 24 hours. You do not need to be in India at any point.
