Home Inspection in BTM Layout, Bengaluru
BTM Layout has the highest tenant density of any south Bengaluru neighbourhood, and a large share of its buildings have been quietly converted into PG accommodation. Buildings designed for four families now house forty people, and our inspections here are largely about what that load has done to the structure and services.
What our engineers look for in BTM Layout
Builder apartments and independent houses across 1st and 2nd Stage, a very high proportion running as paying-guest accommodation or subdivided rentals.
Services overloaded by PG conversion
Plumbing and electrical designed for a handful of families now serving many times that. We check actual connected load against the sanctioned supply and the condition of the distribution board.
Overhead tank and structural overload
Extra tanks added on terraces to cope with occupancy put loads on slabs that were never designed for them. We look for slab deflection and cracking directly beneath.
Subdivided rooms with no ventilation
Partitioning to add lettable rooms creates internal spaces with no external wall. Chronic damp and poor air quality follow, and no amount of finishing corrects it.
Unauthorised floors and setback breaches
Additional storeys built for rental yield frequently exceed the sanctioned plan. This affects loan eligibility and can attract BBMP action against the buyer.

Home inspection in BTM Layout — FAQs
How much does a home inspection cost in Bangalore?
HomeGyan inspections start at ₹5,999 for new handover and resale properties, and ₹2,999 for an annual maintenance check. Most Bangalore inspection firms charge ₹8,000–₹20,000 for comparable scope. Thermal imaging and the RERA rectification letter are included at no extra cost, not billed as add-ons.
How long does the inspection take and when do I get the report?
A 2BHK apartment takes about 3 hours, a 3BHK or villa 4–5 hours. Your detailed PDF report — photographs, severity ratings and an AI-generated plain-English summary — is delivered within 24 hours of the site visit.
What does the inspection actually cover?
Over 200 checkpoints across structure, walls and ceilings, flooring, doors and windows, electrical systems, plumbing and drainage, waterproofing, kitchen and bathroom fit-out, balconies, and external areas. We use thermal imaging cameras and moisture meters to find defects that are not visible to the eye.
Can I use the report to make the builder fix the defects?
Yes — that is the point. Every report includes a builder rectification letter drafted to reference RERA Section 14(3), which makes the builder liable for structural and workmanship defects for five years from handover. Inspect before you sign the possession letter and your position is considerably stronger.
Do you re-inspect after the builder completes repairs?
Yes, and it is included. Once the builder reports the defects fixed, we return to verify each one and issue an updated report with before-and-after photographs. There is no additional charge for the re-inspection.
Can you inspect for me if I am an NRI or living in another city?
Yes. We run a live video walkthrough so you can see the property in real time and direct the inspector as they go. We coordinate access with the builder or seller directly, and the full report reaches you within 24 hours. You do not need to be in India at any point.
