How we trace a damp problem

Damp has several distinct causes and they need different fixes. Getting the diagnosis wrong is why so many waterproofing jobs fail twice.

Thermal imaging survey

Evaporating moisture cools a surface, so wet material reads colder than dry. A thermal camera maps the true extent of a damp area behind plaster and paint, which is almost always larger than the visible stain.

Calibrated moisture metering

Thermal shows anomalies; a moisture meter confirms whether they are actually wet. Using one without the other produces confident but wrong conclusions.

Rising damp

Groundwater wicking up through walls in buildings with no damp-proof course. Presents as salt staining and blown plaster at skirting level, and needs a completely different remedy from a roof leak.

Lateral and external seepage

Water entering through external plaster cracks, unsealed window reveals, or a neighbouring wet area. Weather-facing elevations and shared walls are inspected specifically.

Slab, terrace and bathroom leaks

Failed sunken-slab waterproofing, terrace membrane past service life, and parapet-to-slab junctions — the most common source of ceiling damp in the flat below.

Condensation, not ingress

Poorly ventilated rooms and unsealed AC sleeves produce damp that no waterproofing will fix. Distinguishing this from ingress saves people from paying for the wrong job entirely.

Frequently asked questions

Can you find a leak without breaking walls?

In most cases, yes. Thermal imaging and moisture metering are non-invasive and locate the wet area and its likely path without opening anything up. Some situations — a leak inside a concealed shaft, for instance — can only be narrowed down rather than pinpointed, and we say so plainly rather than guess.

Do you also fix the leak?

No, deliberately. We are an inspection company only. Firms that both diagnose and repair have an obvious incentive to find expensive problems. Our report is detailed enough for any competent contractor to quote against, and you are free to get several quotes.

My builder says the damp is condensation, not a leak. Who is right?

That is a genuinely common dispute and it is resolvable. Condensation and ingress produce different moisture patterns and different thermal signatures, and the distinction is testable rather than a matter of opinion. An independent report settles it either way.

The flat above mine is leaking into my ceiling. Can you help?

Yes, and this is one of the more common cases we see. A dated independent report identifying the source is what turns a neighbour dispute or an association complaint into something actionable, rather than two parties disagreeing.

Is dampness covered under RERA?

Waterproofing failure is a workmanship and quality defect, so it falls under Section 14(3) if the property is within five years of possession. The builder must rectify within 30 days of written notice. An independent report is what makes that claim stick.
