Home Inspection in Electronic City, Bengaluru
Electronic City Phase 1 and 2 hold a large stock of apartments built for the IT workforce, much of it a decade or more old and now trading actively as resale. Our inspections here weigh maintenance history as heavily as original build quality.
What our engineers look for in Electronic City
High-density apartment complexes across both phases, with newer projects extending toward Neeladri Nagar and Hebbagodi.
Deferred common-area maintenance
Where the association is weak, lifts, DG sets and STPs are run past service intervals. These become the buyer's problem via special assessments.
External paint and plaster failure
Ten-plus year old towers show widespread external plaster debonding, which turns into internal damp on the weather-facing side.
STP odour and backflow
Undersized or poorly run sewage treatment plants cause drain odour in ground and first-floor units. We check on site rather than take it on trust.
Original fittings at end of life
Concealed valves, geysers and switchgear from first fit-out are typically due for replacement. We itemise it so it can be negotiated.

Home inspection in Electronic City — FAQs
How much does a home inspection cost in Bangalore?
HomeGyan inspections start at ₹5,999 for new handover and resale properties, and ₹2,999 for an annual maintenance check. Most Bangalore inspection firms charge ₹8,000–₹20,000 for comparable scope. Thermal imaging and the RERA rectification letter are included at no extra cost, not billed as add-ons.
How long does the inspection take and when do I get the report?
A 2BHK apartment takes about 3 hours, a 3BHK or villa 4–5 hours. Your detailed PDF report — photographs, severity ratings and an AI-generated plain-English summary — is delivered within 24 hours of the site visit.
What does the inspection actually cover?
Over 200 checkpoints across structure, walls and ceilings, flooring, doors and windows, electrical systems, plumbing and drainage, waterproofing, kitchen and bathroom fit-out, balconies, and external areas. We use thermal imaging cameras and moisture meters to find defects that are not visible to the eye.
Can I use the report to make the builder fix the defects?
Yes — that is the point. Every report includes a builder rectification letter drafted to reference RERA Section 14(3), which makes the builder liable for structural and workmanship defects for five years from handover. Inspect before you sign the possession letter and your position is considerably stronger.
Do you re-inspect after the builder completes repairs?
Yes, and it is included. Once the builder reports the defects fixed, we return to verify each one and issue an updated report with before-and-after photographs. There is no additional charge for the re-inspection.
Can you inspect for me if I am an NRI or living in another city?
Yes. We run a live video walkthrough so you can see the property in real time and direct the inspector as they go. We coordinate access with the builder or seller directly, and the full report reaches you within 24 hours. You do not need to be in India at any point.
