What a villa has that a flat does not

These are the systems with no building management behind them. If they fail, there is no association to share the cost with.

Your own roof and terrace

Every parapet junction, pipe penetration and level change is a potential leak path. We inspect all of them rather than sampling, which is how villa roof leaks are usually missed.

Sump, overhead tank and pumps

A cracked underground sump leaks continuously into the ground beside your foundation and undermines it over time. Tank condition and pump sizing are checked against actual household demand.

Compound wall and boundary

Leaning or cracked compound walls where fill soil was never properly compacted, and heavy gates on pillars that were not founded to carry them.

Site drainage and plinth level

Where rainwater actually goes during heavy rain, not where the drawings say. Plinth height against road level, external falls, and whether runoff from neighbouring plots discharges onto yours.

Structure against the drawings

On owner-built and builder-built villas alike, column positions, slab thickness and reinforcement frequently drift from the approved structural drawings. We assess what was actually built.

How a villa inspection works

Book with the plot details

Built-up area, number of floors and whether it is new handover, resale or under construction. Villas vary far more than flats, so scope is set up front.

Longer than a flat because there is more to cover — roof, terrace, compound, sump, external elevations and every internal room.

Photographed and severity-rated across structure, services, external areas and site drainage, with thermal imaging throughout.

Free re-inspection

On a new handover, we return after the builder rectifies and verify each item. Included, as with every HomeGyan inspection.

Under-construction villas: inspect during, not after

If your villa is being built to order, the valuable inspections happen during construction rather than at the end. Reinforcement, slab thickness and waterproofing detailing are all invisible once finishes go on.

Stage-wise inspection catches deviation from the structural drawings while it is still correctable. After handover the same finding means demolition rather than adjustment.

Frequently asked questions

How long does a villa inspection take?

Typically 4–5 hours against 3 hours for a 2BHK flat. A villa has its own roof, terrace, compound, sump, external elevations and independent services, all of which need covering — there is simply more surface area and more failure points.

Does a villa inspection cost more than a flat?

Our pricing starts at ₹5,999 for both. For unusually large villas we quote based on built-up area, and we tell you the figure before booking. We do not price per square foot — on a large home that produces bills of ₹16,000–₹50,000 elsewhere for work that does not scale linearly.

What if my villa is still under construction?

Then stage-wise inspection is far more valuable than a single check at the end. Reinforcement and waterproofing detailing are only verifiable before finishes cover them. We inspect at agreed construction stages and report against the approved drawings.

Do you inspect the compound, garden and external areas?

Yes, and they matter more than people expect. Compound wall settlement, site drainage, plinth protection and gate pillar foundations are common findings, and on a villa they are entirely your responsibility.

I am buying a resale villa. What is different?

The focus shifts to age and maintenance history — roof membrane service life, sump integrity, termite and timber condition, and whether extensions were built with engineering input or sanction. There is no builder liability on a private resale, so findings feed into your negotiation instead.
