Dampness on Walls and Ceilings: Identifying the Type and Getting It Fixed for Good

Rising damp, penetrating damp and condensation look similar but need different fixes. How to tell them apart, what moisture meters and thermal imaging actually confirm, and why painting over a damp patch never solves it.

Reading the visible signs

  • Wet patches or discolouration, and paint that has started peeling or bubbling.
  • White, powdery deposits on the surface โ€” efflorescence, the crystallised salts moisture carries with it.
  • Mould or mildew spots, and a persistent musty smell in the room.
  • A wall that feels cold and damp to the touch, well beyond the rest of the room.
  • Rust forming on nearby metal fixtures, or a wooden door or frame nearby starting to warp.

How it's actually confirmed, beyond the visible stain

A moisture meter reading gives an actual number for water content in the wall, taken at and around the affected area โ€” that number is what should go in a report, not an impression of "feels damp".

Thermal imaging reveals moisture behind a finished surface before it has stained anything, because wet material behaves differently under heat than dry material does. It's the difference between finding a problem while it's still contained and finding it once the paint has already bubbled.

The source is very often in a different room from where the stain shows โ€” a bathroom above, a terrace, or a party wall shared with the neighbouring unit. Tracing the actual source matters more than treating wherever the patch happens to appear.

Why painting over it never works

A fresh coat of paint covers the stain for a season at most. The moisture behind it keeps acting on the material regardless โ€” this is a staged process, not a static one.

It starts as cosmetic discolouration and peeling paint. Within months, the plaster underneath begins to weaken and crumble. Left for years, moisture reaching the reinforcement causes it to corrode and expand, which is what eventually spalls the concrete and compromises the wall itself. What begins as a small damp patch becomes a structural repair if it's ignored long enough.

What proper treatment actually involves

  • Identify and stop the source first โ€” the specific crack, membrane failure, or plumbing joint โ€” before touching the interior finish. Refinishing over an active source is cosmetic, not a repair.
  • Let the wall dry out fully before refinishing. This can take several weeks depending on how saturated the material is; refinishing too early traps residual moisture behind the new coat.
  • Where the source can't be fully eliminated (an older building with a compromised DPC, for instance), use a purpose-made damp-proof or waterproof coating system rather than ordinary paint.
  • Re-plaster in salt-resistant plaster wherever efflorescence has been present. Ordinary plaster re-absorbs the residual salts left in the masonry and the same white bloom reappears within a season.

Frequently asked questions

Can I just paint over a damp wall?

No. It hides the stain temporarily while the underlying moisture keeps damaging the plaster and eventually the reinforcement behind it. The source has to be identified and stopped, and the wall allowed to dry out, before refinishing does any good.

What's the actual difference between the three types of damp?

How often should a home be checked for dampness?
