Doors and Windows That Won't Close Properly: What's Actually Wrong and How It's Fixed

A door that swings open on its own is a plumb problem, not a hinge problem. How to read what a sticking door or leaking window is actually telling you, IS 4021 gap tolerances, and repair costs.

Reading what's actually wrong

  • A door that swings open by itself: the frame is out of plumb, not a hardware fault.
  • Whistling or a draught at a closed door or window: the gap is wider than specification, or the brush pile/seal is missing.
  • Stiff sliding action: grout or debris in the track, or worn rollers — rarely the lock or handle.
  • Water pooling in the sill after rain even with the window fully closed: blocked or missing weep holes in the bottom track.
  • A rattling pane of glass: a shrunk-back or missing rubber gasket at the glazing edge.

Doors: frame, gap and hardware

  • Frame jamb plumb should be within ±2 mm over its full height, per IS 4021 — check this before blaming the hinges for a door that won't stay shut.
  • Perimeter gap should sit between 1–3 mm and the sill gap between 6–10 mm. Wider gaps are a workmanship defect, not a design feature, and they let both dust and draughts through.
  • Every hinge should have all its screws present and driven fully home — a hinge running on two screws out of three will drop the door within a year, and that's a hinge-level fix rather than a frame problem.
  • The strike plate should be fitted flush and the latch should engage fully without lifting or forcing the shutter — a common sign the frame or the plate itself is slightly out of alignment.

Sliding windows: track, brush pile and weep holes

  • Brush pile (the sealing felt) should run continuously along the interlock and frame — missing or shrunk-back pile is why a fully closed window still lets in dust, noise and driving rain.
  • Weep holes in the bottom track need to be present, open and draining outward. Pour water directly into the track and watch where it goes — blocked or missing weep holes hold rainwater in the track until it eventually overflows into the room.
  • A stopper and hook lock should engage on every shutter, including the second and third panels that are easy to forget to test on a multi-panel slider.
  • The handle should be screwed tight with no play, and the lock should engage smoothly with the shutter fully closed on its own — not only when it's pulled in by hand first.

The rain test

Hose the external face of a closed window for a few minutes and watch the inside reveal for any sign of water. It's the same check used at a proper handover inspection, and it's worth repeating after any repair — a sealed-looking window that hasn't actually been tested under water tells you nothing.

Get it fixed while the builder is still liable
