Villa Handover: The Site, Compound and Exterior Checks That Matter Most
Plinth height, driveway falls, boundary walls, garden drainage and anti-termite evidence — the outside-the-house defects that are expensive to fix later.

The short answer
- Everything outside the walls drains towards the house or away from it, and that single decision determines whether you will fight dampness for the life of the building. Check falls before you check finishes.
- Plinth height above the finished road level is the villa's primary flood defence. Once the road is resurfaced — and it will be — that margin only shrinks. A low plinth is not a cosmetic issue.
- Anti-termite treatment is invisible once the floor is down, so it exists as paperwork or it effectively does not exist. Ask for the treatment record and the warranty while you can still ask.
- Boundary walls crack for reasons that are usually foundation-related rather than plaster-related. A stepped crack near a corner is worth a second look, not a skim coat.
- External service points — meters, inspection chambers, the water connection — need to be reachable for reading and rodding without lifting paving that has just been laid.
Levels and drainage, before anything else
Measure the plinth height from the finished road level, not from the soil next to the house. BBMP roads gain height with each resurfacing rather than being milled back first, so a villa handed over with a slim margin can find itself level with the street within a few years. If the margin looks tight at handover, record it — it is the kind of defect that becomes unarguable later and unfixable at any sensible cost.
Then walk the perimeter and watch which way water would go. Paving, garden soil and driveway should all fall away from the plinth. Soil banked up against the wall above damp-proof course level is a direct path for moisture into the structure, and it is the most common cause of ground-floor dampness in new villas. Judge the falls against the monsoon rather than against the dry day you are standing there.
Driveway, paving and porch
Run a hose on the driveway and watch where the water collects. Standing water at the garage door is a design failure that gets expensive once a car is parked on it daily.
- Driveway falling to a drain or the road, never back towards the garage or porch.
- Paving joints filled, with no rocking slabs underfoot.
- A drain or channel at the garage threshold where the fall cannot be achieved.
- Porch soffit with a drip mould, so rain does not track back to the wall face.
Compound wall, gate and security
Check the wall for cracking, particularly stepped cracks that follow the block joints near corners and gate piers. Those usually point at differential settlement rather than a plaster defect, and skimming over them hides the symptom rather than addressing it.
Operate the main gate and the wicket gate through their full travel. A gate that fouls the driveway because the paving was laid to the wrong level is a common and very visible snag. Where the gate is motorised, check the manual release works, because that is what you will need during a power cut.
Services on the outside of the house
Inspection chambers should be locatable, liftable and correctly benched inside. A chamber paved over during landscaping is a problem the first time a line blocks. Open one and look: it should be smooth and self-cleansing, not a rough box that catches solids. Establish where the sewage actually goes — a BWSSB connection, a project STP, or a septic tank you will be responsible for emptying are three very different commitments, and the difference is not visible from the garden.
The BESCOM meter and the water connection need to be readable and accessible, and worth confirming that the sanctioned load matches what was sold rather than a builder-stage temporary supply. Where the villa runs on a borewell, ask for the yield and a water test — Bangalore groundwater hardness varies sharply street to street, and it decides whether you need softening from day one. Check external lighting works, and that outdoor points and their enclosures are weatherproofed rather than being the same fittings used indoors.
Anti-termite treatment
Pre-construction soil treatment under IS 6313 happens before the floor slab is cast and is completely unverifiable afterwards. What you can obtain is the record: who treated it, with what chemical, at what concentration, on what date, and what warranty was issued. Ask for it at handover, because it is far harder to reconstruct later.
In villas the higher-risk points are where timber meets the ground or an external wall — door frames at floor level, and any built-in joinery on an external wall. If treatment cannot be evidenced, note it as a defect rather than assuming it was done.
Frequently asked questions
How much plinth height above the road is enough?
There is no single number that fits every site — it depends on the road level, the local drainage and how the plot sits relative to its neighbours. The useful test is whether there is enough margin left after the road is relaid at least once. If the answer is obviously no, record it at handover.
The garden soil is level with the plinth. Does it matter?
Yes. Soil above the damp-proof course bridges it, and moisture moves into the wall above the barrier that was built to stop it. The fix is to lower the soil level, and it is far cheaper to have the landscaper do it now than to chase rising damp through a finished wall later.
Can I ask for anti-termite treatment to be redone if there is no record?
Post-construction treatment is possible but it is a different, more invasive process than pre-construction soil treatment, usually involving drilling and injecting along the perimeter. That is precisely why the paperwork is worth insisting on at handover rather than after.
