Water Quality in a Bangalore Flat: TDS, Hardness and What the Numbers Mean for You

Borewell water in much of Bangalore is hard enough to scale a geyser within a year. What TDS and hardness readings actually mean, the BIS limits worth knowing, and how to decide between a softener and a purifier before you spend.

The short answer

  • TDS and hardness are different things, and confusing them is why people buy the wrong equipment. A purifier makes water safe to drink; a softener stops it destroying your geyser, taps and washing machine.
  • IS 10500 sets an acceptable TDS limit of 500 mg/L for drinking water, with a higher permissible limit where no alternative source exists. Hardness has a similar two-tier structure.
  • Much of Bangalore outside the Cauvery supply area runs on borewell water that is measurably hard. Whitefield, Sarjapur Road and the eastern corridor are commonly affected.
  • Ask which source your building is on and whether the two are blended, because the answer changes month to month in many buildings and the tanker water in summer is often the hardest of all.
  • Test at your own tap rather than relying on a building-level figure — the overhead tank, the sump and the age of the plumbing all change what comes out at your end.

TDS and hardness are not the same problem

TDS — total dissolved solids — is a measure of everything dissolved in the water. It is a broad indicator, easy to measure with a cheap meter, and it tells you very little on its own about what is dissolved. High TDS is a prompt to look further, not a verdict.

Hardness specifically measures calcium and magnesium. That is the number that predicts whether your geyser element will scale, whether soap will lather, and whether your taps will develop white crust. It is the number that matters for the plumbing you have just paid for, and it is the one most people never check.

What Bangalore actually supplies

Buildings inside the Cauvery supply area generally get treated surface water, which is comparatively soft. Buildings outside it — much of the eastern and southern growth corridor — run on borewell water, tanker water, or a blend, and borewell water in this geology is frequently hard.

Many buildings switch between sources through the year, drawing more on tankers through the dry months. That means a single reading taken in December may not describe what comes out of the tap in April, which is worth knowing before you decide nothing needs doing.

Deciding what to install

  • Drinking water only: a point-of-use purifier at the kitchen sink. Choose the technology to match the TDS — reverse osmosis is appropriate for high TDS and unnecessary, and wasteful, for genuinely low-TDS supply.
  • Scaling in the geyser, taps and washing machine: that is hardness, and a purifier at the sink does nothing for it. A softener treats the whole flat or the whole building.
  • Building-level softening is usually far cheaper per flat than everyone installing their own, and it is worth raising with the association before individual owners start buying equipment.
  • Get a laboratory test rather than relying only on a handheld TDS pen. The pen gives you one number; the report gives you hardness, iron, nitrate and bacteriological results, and those change the decision.

What to ask at handover

  • Which source supplies the building, and whether sources are blended.
  • Whether a water test has been done, and to see the report.
  • Whether the building has softening or treatment plant, and who maintains it.
  • Whether the sump and overhead tanks have been cleaned before handover — a new building's tanks frequently hold construction debris.

Frequently asked questions

My TDS meter reads 300. Is my water fine?

It is within the acceptable limit for TDS, but the meter says nothing about hardness, bacteria or nitrate. Water can read a comfortable TDS and still be hard enough to scale a geyser. Get a full test before concluding.

Do I need an RO purifier?

Not automatically. RO is the right answer for high TDS. For genuinely low-TDS supply it strips minerals unnecessarily and wastes a significant share of the water it treats. Match the technology to your actual test result rather than to the salesperson.

Is hard water dangerous to drink?

Hardness is a nuisance rather than a health hazard at typical levels — it scales appliances and wastes soap. The health-relevant parameters are the bacteriological and chemical ones, which is why a full test is worth more than a TDS reading.

The builder says water quality is not their responsibility. Is that right?

Supply source and treatment plant are part of what was sold, so specification and provision are fair to raise. Ongoing water quality once the association takes over is a maintenance matter. Getting the baseline test done at handover is what protects you either way.
