Home Inspection in Bangalore
Bangalore hands over more apartments each year than any other Indian city, and the pace shows up in the snag lists. HomeGyan inspects new handovers, resale flats and villas across all eight zones of BBMP, from the IT corridors in the east to the older layouts in the south and west.
What our engineers look for in Bangalore
A split market: large gated apartment projects along the eastern and northern corridors, and decades-old independent houses and builder floors in the central and southern layouts.
Handover snags in fast-tracked towers
Projects racing to hit possession dates routinely hand over with hollow floor tiles, doors out of plumb, and unfinished electrical terminations behind switchboards.
Monsoon seepage on the east and south-east
Bangalore's two monsoons expose weak external plaster and unsealed window reveals. We thermal-scan external walls to catch moisture ingress before it stains your interiors.
Foundation movement on black cotton soil
Pockets of expansive black cotton soil, especially in the north, cause differential settlement — visible as diagonal cracks near door and window corners.
Undersized or unearthed electrical work
Loose neutrals, missing earth continuity and undersized cabling for AC circuits are among the most frequent safety findings across the city.

Home inspection in Bangalore — FAQs
How much does a home inspection cost in Bangalore?
HomeGyan inspections start at ₹5,999 for new handover and resale properties, and ₹2,999 for an annual maintenance check. Most Bangalore inspection firms charge ₹8,000–₹20,000 for comparable scope. Thermal imaging and the RERA rectification letter are included at no extra cost, not billed as add-ons.
How long does the inspection take and when do I get the report?
A 2BHK apartment takes about 3 hours, a 3BHK or villa 4–5 hours. Your detailed PDF report — photographs, severity ratings and an AI-generated plain-English summary — is delivered within 24 hours of the site visit.
What does the inspection actually cover?
Over 200 checkpoints across structure, walls and ceilings, flooring, doors and windows, electrical systems, plumbing and drainage, waterproofing, kitchen and bathroom fit-out, balconies, and external areas. We use thermal imaging cameras and moisture meters to find defects that are not visible to the eye.
Can I use the report to make the builder fix the defects?
Yes — that is the point. Every report includes a builder rectification letter drafted to reference RERA Section 14(3), which makes the builder liable for structural and workmanship defects for five years from handover. Inspect before you sign the possession letter and your position is considerably stronger.
Do you re-inspect after the builder completes repairs?
Yes, and it is included. Once the builder reports the defects fixed, we return to verify each one and issue an updated report with before-and-after photographs. There is no additional charge for the re-inspection.
Can you inspect for me if I am an NRI or living in another city?
Yes. We run a live video walkthrough so you can see the property in real time and direct the inspector as they go. We coordinate access with the builder or seller directly, and the full report reaches you within 24 hours. You do not need to be in India at any point.
